Terms & Conditions

Please read these terms carefully before proceeding with our service.

These Terms and Conditions govern the services provided by Better EPC Rating ("we", "us", "our") to you ("the Client"). By paying a deposit or proceeding with our service, you confirm that you have read, understood, and agreed to these terms.

Our Services

Better EPC Rating provides specialist EPC (Energy Performance Certificate) assessments, consultations, and improvement roadmaps for residential properties. Our service includes:

Fees & Payment

Our total fee for the service is £250 inc. VAT per property, structured as follows:

No EPC certificate will be lodged on the government register, and no report will be issued, until full payment has been received.

Deposit & Refund Policy

The £99 + VAT deposit is required to secure your survey date and surveyor.

If the Client cancels the survey after it has been booked, the deposit is non-refundable unless at least 48 hours' notice has been given prior to the scheduled survey date.

Missed Appointments

If the Client or an authorised representative fails to attend or provide access to the property on the agreed survey date without giving at least 48 hours' prior notice, the following will apply:

A missed appointment fee of £60 will be charged to cover the surveyor's time and travel costs. This fee must be paid before a new survey date can be booked.

If the property is inaccessible on the day of the survey due to reasons within the Client's control (e.g. no key holder present, access refused), this will be treated as a missed appointment and the above fee will apply.

Survey Confirmation & 30-Day Window

Following the initial assessment and survey, a draft EPC report will be prepared for the Client.

Draft reports must be reviewed, approved, and full payment made within 30 days of the survey date. If the Client does not confirm or make payment within this period, the draft will expire and a new survey will be required at the standard rate.

We cannot guarantee the accuracy or validity of a draft report after the 30-day window has passed, as property conditions and regulations may have changed.

Liability & Certificate Validity After 6 Months

Better EPC Rating takes no responsibility for EPC certificates or assessments where more than 6 months have passed since the original survey date.

If 6 months or more have elapsed since your survey, a new survey will be required. We will not be held liable for any compliance issues, tenant disputes, or regulatory penalties arising from an outdated or lapsed assessment.

Please note that while an EPC certificate issued by Better EPC Rating is valid for up to 10 years, our ability to support, verify, or stand behind the assessment is limited to 6 months from the survey date. Any queries or disputes raised after this period will require a fresh survey.

Survey, Recommendations & EPC Certificate

Better EPC Rating provides an on-site survey and a detailed recommendations report outlining the most cost-effective improvements needed to bring your property to an EPC C rating.

It is the Client's responsibility to carry out the recommended improvement works using qualified contractors. Once the recommended works have been completed, Better EPC Rating will return to the property to carry out a final assessment and issue the official EPC C certificate, which will be lodged on the government register.

The final certificate will only be issued following confirmation that the recommended works have been completed and upon receipt of the remaining balance.

Limitation of Liability

To the fullest extent permitted by law, Better EPC Rating's total liability to the Client shall not exceed the total fees paid by the Client for the relevant service. We are not liable for any indirect, consequential, or incidental losses arising from the use of our services.

Governing Law

These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
